REINZ data shows the suburb's median sale price over the past 12 months at $985,000, representing a 6.5% increase compared to the previous year. With 121 properties changing hands in that period, buyer demand remains consistent.

The average house value in Wattle Downs as at March 2026 sits at $957,050, and recent sales are regularly achieving prices in the high-$900,000 to low-$1.1 million range — particularly for well-presented four-bedroom homes on larger sections.

What's driving Wattle Downs? The suburb benefits from its established streetscapes, proximity to the Manukau Harbour, quality schooling options, and relatively generous section sizes compared to newer developments.

Manurewa: Steady and Accessible

Manurewa's median sale price in April 2026 came in at $747,500, down a modest 2.2% year-on-year. Over a three-year window, Manurewa has declined just 3.3% — far less than the double-digit drops some Auckland suburbs experienced during the post-2021 correction.
